About Apice

Why Apice exists: to help projects start with better technical decisions.

Apice was built around the idea that too many projects lose time and money because early assumptions were never pressure-tested clearly enough.

What Apice solves

Most project problems start long before construction. They begin with incomplete feasibility, unclear technical direction, avoidable permitting friction, or disconnected consultants.

  • Early-stage site and scope clarity
  • Coordinated design and engineering
  • Permit path definition and agency response
  • Construction-phase technical support

Why clients engage Apice

They need more than a drawing set. They need a team that can help define the right next move, reduce handoff risk, and keep the technical side of the project aligned with real-world execution.

  • Fewer communication gaps
  • Better front-end decisions
  • Florida-specific approval awareness
  • One coordinated technical relationship

How we work

Every engagement starts with the real decision — not a generic scope proposal. We define the path before unnecessary work begins.

01

We start with the real decision.

Buy, hold, redesign, permit, resubmit, or move into construction support — we define the real decision before we define the scope.

02

We coordinate the technical path.

Architecture, structural needs, permitting sequence, and documentation are organized around the project phase and end use.

03

We stay close to approval realities.

Florida and local jurisdiction realities shape the actual strategy, not just the theoretical scope.

04

We stay useful after drawings.

Field questions, revisions, inspections, and close-out support matter because the project is not complete when documents are issued.

Daniel Jorge Oliveira — Founder & Principal

FL Certified General Contractor · Real Estate Developer · Capital Relations

Daniel Jorge built the River Business ecosystem as a vertically integrated Florida operating platform — combining underwriting, capital structuring, engineering, construction, finishes, and trade execution under one principal. With 25+ years of experience, 500+ projects delivered, and over $200 million in work executed, he runs every project from feasibility through investor reporting with direct accountability.

His thesis is simple: the small-to-mid market in Florida is structurally underwritten by operators who either cannot build or cannot model. The ecosystem closes that gap by owning both sides — licensed GC, in-house engineering, finishes studio, trades arm, landowner JV, and capital marketplace — so the numbers in the underwriting are the numbers in construction.

Daniel operates from Orlando, FL and serves clients statewide. He speaks English, Spanish, and Portuguese.
